As we moved deeper into fall, Ottawa’s real estate market showed signs of typical seasonal moderation in October. Fewer new listings and sales compared to September reflected the natural slowdown that often accompanies this time of year. Despite the dip in activity, home prices remained steady, supported by ongoing demand and a balanced supply across the city’s key property types. Overall, October’s figures point to a stable and sustainable market environment as we approach year-end.

Inventory Levels in October 2025

In October 2025, the Ottawa Real Estate Board (OREB) saw 1,177 residential properties sold across the Ottawa real estate market. This represents a 1.2% decrease compared to October 2024, and an 8.1% decrease since September 2025.

October saw 2,405 new listings (+13.4%), and a 15.1% decrease since September 2025. There were 4,232 active listings (+21.3%), and a 3.% decrease from September 2025.

Home Prices in October 2025

The benchmark price represents the value of a typical home in a given category. The overall benchmark price for all property types across the Ottawa MLS® system was $622,700 (+0.7%). Breaking it down by property type:

  • Single-Family Homes: $692,400 (+0.3%)
  • Townhomes/Row Units: $456,300 (+6.6%)
  • Apartments: $402,900 (+0.1%)

The average sale price for all homes sold in October was $709,002 (+5.7%). While this figure can vary from month to month, it offers a helpful snapshot of overall price trends and long-term market movement.
