Formerly part of Nepean now amalgamated with the City of Ottawa, this community is home to over 105,000 residents. Situated about 20 kilometres southwest of the city centre and bordering the south end of the N.C.C. The area really does appeal to tons of people at different life stages. Barrhaven is rich in family-friendly parks, and multi-season recreation complexes, as well as paths and trails for walking and biking. The main roads are lined with a variety of stores offering easy access to shopping, grocery centres and dining. Combining the City of Ottawa wards Barrhaven East and Barrhaven West, the suburb is divided into these two main areas. If you’re considering a house for sale in Barrhaven, it can be helpful to understand what each neighbourhood has to offer. Barrhaven West, also known as Old Barrhaven comprises the westernmost part of Barrhaven between Cedarview Road, Fallowfield Road, and Greenbank Road. Additionally, it includes “The Triangle,” a neighbourhood known as Knollsbrook which runs between the Ottawa Via Rail line and Fallowfield Road. The newer portion of Barrhaven expands east of Greenbank until the Rideau River and continues south until Prince of Wales Drive where it meets with Manotick. Formerly part of Nepean, Barrhaven is only one area in Ottawa’s south end that you might want to consider. Barrhaven has a great selection in terms of age of homes and styles. As you’d expect by the name “Old Barrhaven,” most of the homes in Cedargrove/Fraserdale, Pheasant Run, Knollsbrook, and Barrhaven On the Green as well as portions of Cedar Hill/Orchard Estates were built in the 1960s-1980s. As Barrhaven expanded in Longfields and Barrhaven East, we saw developments in the 1990s and early 2000s. Expanding south, Half Moon Bay and Stonebridge continued developing in the 2000s and 2010s. You’ll also find a lot of new-builds in this area as well, with ongoing developments by some of Ottawa’s biggest builders.

As for structural types, Old Barrhaven areas of Cedargrove/Fraserdale, Pheasant Run, Knollsbrook, and Barrhaven On the Green, as well as in Longfields you’ll mostly find single-detached homes. In Longfields. Barrhaven East, Heritage Park, Strandherd, Hearts Desire, Halfmoon Bay and Stonebridge, you’ll find a mix of single-detached homes, townhomes, and even some apartment buildings.
Over the last decade, Barrhaven has seen rapid growth with the development of many large-scale communities. This has brought in some major employers such as Costco Canada, Tomlinson and Amazon Canada. There is also plenty of opportunity for employment with local businesses as Barrhaven is home to one of Ottawa’s 18 Business Improvement Areas (BIAs). Additionally, with easy access to Highway 416, it’s easy to get around anywhere in Ottawa. No wonder this area has seen such massive growth over the last few years!
As for education, Barrhaven is approximately 15 minutes from Algonquin College, 30 minutes from Carleton University, and 45 minutes from uOttawa. Barraven also has a range of elementary and secondary schools including Ottawa-Carleton District School Board (OCDSB) schools and Ottawa Catholic School Board (OCSB) schools. Additionally, Barrhaven has some French-language schools run by le Conseil des écoles catholiques du Centre-Est (CECCE) and le Conseil des écoles publiques de l’Est de l’Ontario (CEPEO). With access to Highway-416 running along the west side of Barrhaven, you’re easily connected to the city centre. Additionally, the Vimy Memorial Bridge connecting Strandherd Drive to its neighbouring community of Riverside South has made the area even more accessible. This, in turn, has increased migration to the area. You can now drive from Barrhaven to downtown Ottawa within about 20 minutes, which makes the area desirable for public servants who commute to the city centre for work and are looking for a family-friendly community to lay roots.
With Barrhaven being about a 20-minute drive to downtown, it also appeals to people who work in the city, but want the suburban lifestyle. Historically Barrhaven was a bit harder to access as there were few roads leading into the area, but over the last 10 years, a lot has changed. We’ve seen dramatic growth in the area since the opening of the Vimy Memorial Bridge. There are also many bus lines that run through the area. Although it is not the most “bus-friendly” suburb, so be sure to look at the bus routes and make sure you can get around prior to moving here if that is how you plan to commute daily.
