Neighbourhoods in Kanata
Kanata is made up of City of Ottawa wards Kanata North and Kanata South divided by Highway-417. When looking for a house for sale in Kanata, it’s important to consider things like neighbourhood and nearby amenities. You want to think about your budget, the amount of space you want, and the accessibility to necessities like grocery stores. You also want to think about the age and style of home you’re looking for and the relative distance to main roads and highways. Additionally, if you have or are planning to have kids, the school district or distance to post-secondary schools might also be an important factor.
All of these considerations can be influenced by neighbourhood. Shaped like a piece of pie, the urban area of Kanata is fairly compact divided by Highway-417. This central part of Kanata has everything you need for daily living including parks, shopping centres, schools, and much more. Furthermore, Kanata is surrounded by expansive green space and farmlands. And to the north, there is a long narrow strip including the South March area and Rural Kanata ending at the community of Dunrobin. Housing in Kanata
When looking for a house for sale in Kanata, you might want to know what types of homes are available in its neighbourhoods. While most homes in Kanata were constructed in the 1990s, each neighbourhood offers homes from pre-1960s to new builds. Because of this, we have a lot of options in the area so let us know if you have any preferences, and we’ll pinpoint the ideal neighbourhood for you. That said, if you are set on a particular neighbourhood, here’s an idea of what you’ll find.
Age of Homes in Kanata
In Katimavik and Glencairn/Hazelden, we’re looking at homes predominantly built in the 1960s to 1980s. Over to Beaverbrook and Brindlewood, you’ll mostly find homes built in the 1990s. Up in Morgan Grants/South March continuing into Rural Kanata, you’ll mostly see developments built in the 1990s and 2000s. Moving northwest in Kanata Lakes/Heritage Hills you’ll find a mix of homes built in the 1990s and 2000s combined with newer builds. Finally, in the southwest end of Emerald Meadows/Trailwest, you’ll mostly find newer homes built after 2016. While the year of construction provides some insight, it’s essential to recognize its limitations. That said, it can serve as a useful indicator when evaluating certain characteristics associated with different eras.

Styles of Homes in Kanata
As for structural types, Kanata predominantly consists of single-family homes (single-detached and semi-detached) with a growing number of townhomes (row units and stacked homes). As you might expect, Kanata is the epitome of suburban living with the majority of homes being single-detached across all neighbourhoods. That said, over a third of the homes in Kanata are townhomes of varying sizes – a great option for lots of families. As for more central areas like Katimavik and Glencairn/Hazeldean, there are also a number of semi-detached homes. While you won’t find the same number of apartments as you would in central Ottawa, there are some in the central core and new development areas.
Education and Employment in Kanata
Kanata is home to two of Ottawa’s Business Improvement Areas (BIAs) – Kanata Central and Kanata North: Kanata North is often referred to as “Silicon Valley North” due to the large number of tech companies with offices in the area including IBM, Shopify, Amazon, Apple, and Ford; and Kanata Central is home to the Commons, Centrum, and Signature Centre shopping malls which are each home to a range of businesses and service providers employing locals in all fields. Additionally, Kanata is home to a variety of government offices and other businesses which offer even more employment opportunities without leaving the area.
As for education, Kanata is approximately a 15-minute drive to Algonquin College, a 20-minute drive to Carleton University, and a 25-minute drive to uOttawa. Additionally, Kanata has a range of Ottawa-Carleton District School Board (OCDSB) schools, Ottawa Catholic School Board (OCSB) schools, le Conseil des écoles catholiques du Centre-Est (CECCE) French-language Catholic schools, and le Conseil des écoles publiques de l’Est de l’Ontario (CEPEO), and some other private schools. Commute and Transportation in Kanata
Located along Highway-417, Kanata is about a 25-minute commute to downtown Ottawa. About 9 kilometres west of Kanata, Highway-7 splits off southwest towards Toronto and Highway-417 continues northwest to North Bay. While Kanata is not the most transit-friendly area in Ottawa, certain neighbourhoods are accessible by bus. If you and your family rely on public transit, we’d suggest checking out OC Transpo maps or carpooling options to ensure your new Kanata home is accessible to where you need to go.
