Spring is in full swing, and so is Ottawa’s real estate market. April brought a noticeable uptick in activity compared to March, with more homes changing hands and prices holding steady across most property types. While we’re still trending below historical averages, the increase in month-over-month sales signals growing buyer confidence as we head into the heart of the spring season. Let’s take a closer look at how inventory and home prices shaped up in April 2025.

Inventory Levels in April 2025

In April 2025, the Ottawa Real Estate Board (OREB) saw 1,306 residential properties sold across the Ottawa real estate market. This marks an 18.4% increase over March 2025, but an 11.2% decrease compared to April 2024. Sales remained 17.6% below the five-year average and 16.2% below the ten-year average.

April saw 2,589 new listings (-3.8%), 2.8% above the five-year average and 5.6% above the ten-year average. There were 3,834 active listings (+21.4%), 86.9% above the five-year average and 51.3% above the ten-year average.

This tells us how much inventory is coming to market and how much is still available, which helps gauge overall market supply levels.

Home Prices in April 2025

The benchmark price represents the value of a typical home in a given category. The benchmark price for all property types across the Ottawa MLS® system was $631,200 (+1.1%). Breaking it down by property type:

  • Single-Family Homes: $703,200 (+1.0%)
  • Townhomes/Row Units: $440,000 (+4.4%)
  • Apartments: $404,000 (-2.8%)

The average sale price for all homes sold in April 2025 was $707,180 (+0.4%). While this figure can vary from month to month, it offers a helpful snapshot of overall price trends and long-term market movement.
