Ottawa’s real estate market continued to show signs of steady normalization in June 2025. Increased inventory is giving buyers more choice while prices remain relatively stable, an encouraging sign for both sides of the transaction. In this month’s market update, we’re looking at what the latest numbers mean for buyers, sellers, and investors navigating the current landscape.

Inventory Levels in June 2025

In June 2025, the Ottawa Real Estate Board (OREB) saw 1,602 residential properties sold across the Ottawa real estate market. This represents a 10.6% increase compared to June 2024. Sales saw an 11.34% decrease from the previous month, and remain 3.8% below the five-year average.

June saw 2,933 new listings (+13.8%), 6.6% above the five-year average. There were 4,350 active listings (+11.6%), 42.6% above the five-year average.

Home Prices in June 2025

The benchmark price represents the value of a typical home in a given category. The overall benchmark price for all property types across the Ottawa MLS® system was $634,300 (+1.6%). Breaking it down by property type:

  • Single-Family Homes: $707,600 (+1.6%)
  • Townhomes/Row Units: $467,900 (+9.0%)
  • Apartments: $411,500 (-0.6%)

The average sale price for all homes sold in June was $723,152 (+5.2%). While this figure can vary from month to month, it offers a helpful snapshot of overall price trends and long-term market movement.


While June brought a seasonal slowdown in sales, it also marked a step toward a more balanced market.
